What the job is
Plaster repairs: Repair walls, ceilings, soffits, and coffers in the South Parlor and G.A.R. Hall; replace damaged lath and plaster, patch holes with three-coat plaster, reinforce cracks, and skim coat to match existing finishes and custom coffer profiles.
Painting: Remove wallpaper and adhesive residue, then prime and paint all plaster walls and ceilings, including soffits and coffers, using premium low-VOC coatings applied by brush or roller.
Kitchen ceiling: Replace ceiling grid and tiles with white 24-by-24-inch square lay-in tiles, 5/8–3/4 inch thick, Class A, CAC 35–40, scrubbable and sag resistant, approved for food preparation areas. Remove and reinstall existing ceiling fixtures.
Access and protection: Ceiling heights are approximately 14 feet and 21 feet. Include staging, required basement shoring, dust containment, protection of historic finishes and fixtures, debris disposal, and daily cleanup in an occupied building.
Additional repair pricing: Include unit rates and allowances beyond the drawn repairs for 10 square feet of plaster area repair, 5 linear feet of crack repair, and 5 linear feet of hairline crack repair.
Schedule and site visit: Mobilize January 4, 2027; substantial completion February 19; final completion March 1. Interior inspection is available October 7, 2026, at 10:00 a.m. Quantities require field verification.
