What the job is
Entry and patio doors: Replace 7 fiberglass pre-hung entry doors, including one with sidelights, and 7 vinyl sliding patio doors. Specify Masonite Winslow entry doors, JELD-WEN V-4500 sliders with Low-E argon glass, Schlage hardware, screens, insulation, weatherstripping, and matching trim. Verify sizes and handing onsite.
Garage doors: At 6200, replace two 9' x 7' insulated Clopay steel doors with windows, R-18.4, tracks, springs, and PVC jamb trim; install two Genie 4124H belt-drive openers with keypads and remotes using an overhead-door specialist.
Deck and porch: At 6200, replace the 16' x 14' deck with Trex Select Millstone composite decking, white composite railings, new pressure-treated framing, and six concrete piers; secure six porch posts.
Interior repairs: At 6200, install approximately 575 SF of resilient vinyl flooring and 310 SF of matching engineered flooring; repair insulation, drywall, and paint, replace 12 ceiling tiles, restore base/shoe trim, and reinstall existing light fixtures. Repair textured ceilings at 6035.
Plumbing and ventilation: Investigate and repair leaks at 6035 and 6250 using a licensed plumber, including affected finishes; insulate exposed piping and reroute attic exhaust ducts at 6200.
Additional work: Install approximately 21 Kidde 30CUA10 combination smoke/CO detectors and power wash the exterior at 6200. Include removal and disposal of debris.
Schedule and warranty: Complete within 90 calendar days, with work Monday–Friday, 7:00 a.m.–5:00 p.m., and provide a two-year workmanship warranty. Include all labor, materials, equipment, and insurance; verify approximate quantities onsite.
