Stucco repairsRepair cracks, holes, and deteriorated stucco, replace damaged lath as needed, and match existing texture. Include a minimum 100-square-foot mockup.
Exterior paintingPowerwash and prepare the entire building; paint stucco, metal canopy, rods, and gates per finish schedule. Stucco coating requires primer and two elastomeric coats totaling 12–16 mils dry film thickness. Include lead testing before disturbing painted surfaces.
Signs and lightingSeparately price fabrication and installation of new signs and accent lighting per plans, including required permits. Reinstall accessible parking signs.
Schedule and pricingComplete within 60 calendar days from the authorized start date. Include labor, materials, equipment, permits, cleanup, and applicable taxes.
