Grounds maintenance: Mowing, edging, weeding, shrub trimming, mulch and decomposed granite touch-ups, debris removal, and detention pond mowing and drainage cleanup. Include all labor, equipment, and materials.
Tree care: Prune mature trees at least twice annually and maintain 8-foot limb clearance.
Irrigation: Inspect each visit and include minor repairs; quote hourly rates for system evaluation and additional repairs, estimated at 50 hours.
Treatments: Quote herbicide, insecticide, and fertilizer applications separately, generally twice annually, plus property-wide broadcast fire ant control. Products must be organic in nature or origin, EPA-approved, and wildlife/pet friendly; pest treatments require Texas-licensed applicators.
Additional work: Quote hourly rates for storm debris removal, estimated at 40 hours, and installed unit prices for plant replacements and landscape materials.
Lab area: Mowing only for the first two years; trees and other planted vegetation are excluded from maintenance during that period.
