What the job is
Schedule: May 10–July 30, 2027, with possible additional work December 13, 2027–January 7, 2028.
Units: Capstone apartments have 2–4 bedrooms and 1–2 bathrooms, approximately 708–1,080 sq. ft.; approximately 95% are expected to turn over. Year-Round Housing includes an estimated 120–150 turnovers, generally 2-bedroom/1-bath units of 612–663 sq. ft., including some single-bedroom turns in occupied apartments. Buildings have stairs and no elevators.
Deep cleaning: Appliances inside, outside, and behind; cabinets; windows and mirrors; carpet stain treatment and shampooing; deodorizing; furniture sanitizing; and moving appliances and laundry equipment to clean surrounding areas.
Painting and flooring: Wall patching, touch-up or full painting, carpet and LVT/VCT replacement, and wood or vinyl base replacement as needed.
Repairs: Minor carpentry, hardware and door repairs, plumbing fixture replacements, drain clearing, caulking, ceiling fans, light fixtures, batteries, and air filters.
HVAC: Clean registers and vents; repair or replace covers as needed. HVAC unit and duct cleaning require prior approval.
Staffing and pricing: Background-checked staff, daily on-site supervision, and punch-list corrections within five business days. Provide separate pricing for each housing group, cleaning prices by unit type, hourly trade rates, painting/flooring unit rates, and materials markups or additional charges. Include travel, tools, supplies, and disposal; quantities are not guaranteed.
