Scope: Design replacement of approximately 550 windows across Main Admin, South C, North C, and South A, including security screens and provisions for ventilation and window A/C units.
Design services: Field verification, required surveys, drawings, specifications, cost estimates, historic preservation coordination, and building envelope commissioning coordination. Include drawing support for hazardous materials removal planning.
Construction support: Bidding assistance, construction administration, biweekly calls, inspections, punch lists, and closeout. Allow for at least 13 onsite and 3 virtual meetings or visits.
Schedule: Start in November 2026; final construction documents due February 18, 2027; construction anticipated April–October 2027, with closeout in November.
Qualifications: Iowa-licensed design professionals and $2 million professional liability coverage required.
Pricing: Provide a lump sum inclusive of reimbursables, broken out by design development, construction documents, bidding assistance, and construction phase. Include personnel hourly rates and a unit price per construction inspection visit.
Required meeting: October 20, 2026, at 1:00 PM Central, with an onsite or virtual attendance option.
