Quarterly maintenance: System inspections, fluid sampling and analysis, safety shutdown checks, transfer switch testing, and operational testing.
Annual maintenance: Oil and filter changes, maintenance of both generator automatic transfer switches, and roof generator load bank testing. Include service reports.
Schedule: Estimated July 1, 2027–June 30, 2030. Generator maintenance must occur on weekends without interrupting building power. Respond to routine requests within 48 hours and emergency requests within two hours.
Pricing: Provide per-visit rates for 12 quarterly services and three annual services, plus hourly repair rates based on an estimated 130 routine hours and 72 emergency hours. Include labor, tools, equipment, travel, and incidentals; allow 10% of the service subtotal for preapproved parts and materials reimbursed at cost without markup.
Site visit: Mandatory walkthrough on October 28, 2026, at 10:00 a.m. Pacific at the service address.
