Parcel sizes: SCW Parcel 3 is about 40 acres with access off Space Commerce Way, and SCW Parcel 4 is about 130 acres with access possible off State Road 3.
Lease scope: The property can be leased in whole or in part, and each parcel can hold multiple users doing separate activities at the same time.
Lease term: The base term is 20 years with two 5-year options, and proposers may request alternate terms during the Q&A period.
Property condition: Land is leased 'as is, where is' with no warranties, express or implied.
Open period: Proposals are open September 4, 2026 through November 6, 2026.
Comment period: Comments and questions are accepted September 4, 2026 through September 25, 2026.

Insurance
If the Tenant uses owned, hired or non-owned vehicles, it must carry business auto liability insurance of at least $1,000,000 per accident. (Attachment 2, p. 29)
Contract term
The initial lease term is expected to be 10 years from the Commencement Date. (Attachment 2, p. 3)
In the add-on version, the Tenant may extend by two additional terms of five years each, with written notice one year before the Expiration Date. (Attachment 2, p. 3)
