ScopeReassess 25,480 parcels, including 24,534 taxable and 946 exempt parcels, at full fair market value; include manufactured homes assessed as personal property and new construction.
Property reviewsVerify property data, measurements and sketches; provide photographs and update records in Vision Mass Appraisal. Quote options with and without EagleView for residential reviews.
DeliverablesMarket and cost studies, updated property records, appraisal manual, reassessment book, mailed notices and online reassessment information.
SupportInclude 2–4 weeks of informal hearings with evening sessions, at least 30 days of equalization review assistance if requested, and assessment appeal testimony at no additional charge.
ScheduleBegin fieldwork by July 1, 2027; complete all work, including hearings and the reassessment book, by December 31, 2028, for values effective January 1, 2029.
Qualifications and pricingVirginia certified general real estate appraiser credentials and at least five years of reassessment experience required. Include staffing, travel, office facilities, mailing, insurance and a performance bond for the full price; separately price building permit work and annual updates per property.
