Layout: Space for 22 staff, including five private offices and 17 furnished workstations; a 1,100-square-foot secure evidence room; three technical rooms totaling 750 square feet; a 100-square-foot server room; conference room, two interview rooms, records/storage, kitchenette, workout room, and accessible shower room.
Buildout: Include design, permits, construction, required furniture, shelving, electrical, Category 6 cabling, finishes, and accessible facilities.
Security and cooling: 24/7 access, card access control, monitored intrusion alarm, and dedicated 24/7 cooling for evidence storage and technical/server rooms; technical/server rooms maintained at no more than 70°F.
Parking: 25 spaces, some available 24/7/365, plus accessible parking near an accessible entrance. Identify any additional parking charges.
Pricing: Provide total annual rent for each year, preferably including buildout, utilities, janitorial services, maintenance, security monitoring, operating expenses, taxes, and parking. Identify exclusions.
