Lease term: 15-year full term with a 10-year firm term and 120-day termination rights; subleases are not accepted.
Building and site rules: No residential areas within 300 feet, no living quarters in the building, not in the 1% or 0.2% annual chance floodplain, and not next to alcohol sales, firearms, or drug treatment or detention tenants.
Compliance: Must meet Government fire safety, accessibility, seismic, and sustainability standards, provide 24/7 access with an elevator if above ground level, and comply with Section 889 telecom prohibitions.
Registration and deadlines: Offerors must be registered in SAM for all awards including NAICS 531120; proposals are due 10/30/26 with estimated occupancy 3/1/2027.
