Delineated Area: Space must fall within boundaries of I-90 (north), Veterans Parkway/SR-11 (east), East 57th (south), and South Ellis Road/469th Ave/SR-38/Marion Road (west).
Space Layout: Must include 3 offices, 3 workstations, 1 LAN room with 24/7 climate control, 1 reception area, 1 conference room, and 1 training room totaling 1,809–1,900 ABOA SF of contiguous space.
Space Condition: Government prefers second-generation office space with an existing build-out and building systems already in place, requiring only minimal interior improvements.
Lease Term: 15-year lease (13 years firm) with an 8-year amortization term for tenant improvements; TI allowance is $61.52 per ABOA SF.
Parking: One on-site surface parking space for official government vehicles is required.
